(based on today’s term. Rents increase with inflation)
In order to own 10 properties outright, we need to be able to purchase 2 properties each year that produces 20 assets over a 10 year period. Put simply, we’re going to buy 2 properties each year for the next 10 years or 20 properties in total. Then we’re going to sell 10 properties and the profits will pay-off the 10 properties we want to keep, providing pure cash flow without debt.
To purchase 20 properties over the next 10 years may sound like a mammoth exercise to firstly,
create and then manage. But here’s the benefit, you’re going to find the system in it all. Once you’ve
purchased the first two in 12 months, the entire procedure becomes clear. Firstly we start with selection. Properties in a price bracket of approx $350,000 to $450,000 are ideal because an integral part of our strategy is to sell-down some of the properties to pay-out the balance we keep. With this in mind, we want to target a price range that’s affordable to most.
