It was spent on 18 September, the incentives fund allocated by the Italian Ministry of Economic Development and then has been announced what were the preferred areas of investment and how did the distribution of funds.
In fact, initially had been earmarked over 60 million euro that were intended for residential construction and especially the eco homes and green building, but in reality only 33% of these funds went to finance such initiatives. Essentially of 10 000 houses initial financing of environmentally friendly constructions less than 3600 have been produced. A fact that further emphasizes the marked difference between Italy and other European states, especially the Nordic countries, which have a sensitivity in this area very clear and innovative.
Despite this, however, there were also the mechanisms that made it difficult to access funds despite the bureaucracy as a whole has functioned well. A sore point, however, were the requirements to access funds, requirements that were set too hard and too far from those who are building standards in Italy, who in the field of green building still have much to do. Many were in fact restrictions for utilities projects to apartments and houses that need to access the funds that the building uses less and follow the principles of passive houses, otherwise no contribution. It 'so obvious how much higher up the costs in the construction of houses with insulated walls, double glazing, solar panels and much more, so much so that in many cases to give assistance.
Analyzing data from the statistics of the funds disbursed can be noted, however, some features of the distribution of the brand construction and real estate in Italy. A motion unequal situation between North and South: 2900 green building homes in the north against the 650 between the center and south of the country. Data emphasize that the sensitivity of these issues and research in this area are very sincere in regions where timber production and heating costs are much higher. At the top of the most sensitive to these issues, there is Milan, Bergamo and followed by Bolzano. It is no coincidence that among the new buildings in Milan's most requested properties are those on the top floors of the buildings, a characteristic that is crucial when buying a property together with the state of Milan general maintenance of the building and the area where the itself is located.
Certainly the crisis in the housing market, while it has slowed the sale of houses on the other has helped us understand what the needs of those who buy a house and features that this must have to successfully enter the market real estate. Surely one of the key features are the facilities and the provision of renewable energy and construction materials. Beyond this, however, the feature that most determines the purchase of a property is the quality of housing, a parameter that is derived from the sum of many factors, their combined area location, state of the property, furnishings and quality facilities and services present in the area.
