Green building, sustainability, clean energy are concepts that pervade the world of information and communication in almost total recent years and increasingly in recent months.
Many times, however, these concepts are connected in a very wrong with a spartan lifestyle that has little to do with what we are pursuing, and recalls a life of hardship, without the comforts and conveniences of modern life. But as I said, this is a completely wrong view of the many advances made by technology in all sectors, which will inevitably jumps have also involved the construction sector and real estate. One solution that is seeing strong growth in the market is certainly that of prefabricated wooden houses, a solution that we can see first hand looking around since this solution is chosen more and more outside of mountainous areas, which traditionally use them. In fact, currently the wooden houses and buildings are luxury, with the advantage of less cost in terms of time and investment.
But what are the steps needed to build our house of wood? First, we must enter the Town Hall where we want to build our house, which must issue a permit to build such and such that for a house of concrete and bricks. As for the latter also for the wooden house is necessary to produce specific documentation to the municipality to issue the certificate to the building that is the geological report on the physical and chemical parameters of soil, the geotechnical report, following which it will proceed with the acceptance and filing of civil engineering project in relevance. If we want to build on agricultural land should know that there are specific parameters to meet national or to create a residential building the ratio must be equal to 0.03 m3 to m2. In the case in agricultural areas we wanted to erect a building solely for the stock we have to remember that this may not exceed one tenth of the total area.
All these bureaucratic procedures are also needed in case of expansion of areas already inhabited since even wooden canopies, porches and room additions need building permits as they are to all intents and housing (among other things much more efficient eco-friendly than traditional ones).
Particular section is dedicated to the construction of wooden buildings in earthquake zones, will have no difficulty in obtaining planning permission only in the case of multi-storey buildings must have the certification of seismic verification of the complex.
Technically there is no precise regulations regarding timber construction, you must follow the classic procedure for all new development and housing construction. Certainly, however, a wooden house, obtained the necessary certification, will see its roominess in a few weeks, as opposed to a concrete house that needs considerably more time.
