Firstly, the first step to maintenance is making sure that the equipment is housed in a location that isn't damp or uneven. Keep your treadmill in a room of your house if possible (not the garage) and make sure that it is kept on an even floor.
Treadmills are devised on many mechanical parts that need a bit of attention now and then to keep them in good working order. Once of the easiest things to do is to keep the treadmill belt lubricated and in good working order.
