This month sees the seasonal coming together of both house buyer and house seller. The estate agents are leaping around trying to tie together sellers and purchasers alike. With this spring fever so evident, and all wanting to sell/buy and move on, how can we ensure that our property isn’t left on the shelf?
How do you turn prospect into purchaser?
If selling in a desirable well appointed area, getting ready for sale may only be a matter of a little cosmetic lifting. There is no point in spending thousands of pounds on new foundations when you have mold jumping out from the kitchen walls and an overgrown wilderness of a garden.
The room with the most clout when house hunting, is the kitchen. If you have invested wisely and have a light bright modern kitchen, complete with that so important working triangle (configuration of sink cooker and fridge) you will be ahead of your competitor.
A bespoke kitchen complete with high end appliances and space for family dining, capture more potential buyers than if you have a run of the mill kitchen.
Look at your flooring, carpets are a huge no, no in this area, nothing shouts luxury more than a beautifully tiled floor.
So to recap, the kitchen can be the money maker in the selling game…
Perhaps the second most important room to perspective buyers is the bathroom. We all want our bathrooms to resemble the ones in luxurious five star hotels. It does not take a fortune to get this room right. A simple white suite can look quite elegant. Good lighting and carefully chosen accessories can make a regular room look quite special. Choice of flooring can make a huge difference; natural flooring can turn this room into something quite modern and inviting, (not to mention being practical).
Gardens are also a major factor when it comes to selling. A considerable number of people move because they need more space, this usually coincides with having a family. So an outside space is very important, it doesn’t have to be enormous, just well thought out. Even the smallest yard can have the wow factor. It’s all about presenting something that is well maintained, with a good use of the space and above all not covered in debris. You can brighten up any space with a bit of decking the odd terracotta pot and an ivy clad trellis.
Conservatory’s either are a welcome extra room or an unsightly blemish tagged on to the house. A well constructed one can look fabulous; it adds a bright extra living space.
It goes without saying that you need to de-clutter, neutralize the décor and present a clean home. Even though you’ve probably emptied your home of most junk, it doesn’t hurt to do spring cleaning activities such as carpet cleaning and drapery washing. That fresh, clean smell will complement the season. Because potential home buyers are doing their own spring cleaning, they’ll keep an eye out for the dust—it’s on everyone’s mind.
Clean windows make rooms look larger. Replace dead light bulbs and keep storage areas storage free. Have a mass clear out, moving is always a good time to streamline your life.
When the weather outside is frightful, (even though it’s spring time) homebuyers are likely to start their house hunt from the comfort of their homes by browsing listings on the Internet. Make a good first impression by offering lots of flattering, high-quality photos of your home. If possible, have a sunny photo of your home available so buyers can see how it looks year-round.
Don’t appear desperate to sell, or they will wonder why!!
